Kyiv has plummeted in the European housing cost rankings
According to Numbeo, the average cost of housing in central Kyiv is €2,345 per square metre. In August 2025, the city was ranked 137th, whilst in 2024 it was in 100th place, when the price stood at around €2,430 per square metre.
Despite the fall in property prices, the cost of living in the capital has risen. The monthly expenses for a family of four, excluding rent, amount to 84,476 hryvnias, whereas six months ago they stood at 79,968 hryvnias. For a single person, expenses have risen from 23,000 to 23,420 hryvnias.
By comparison, in Prague the average price per square metre is around €8,787, placing the city in 20th position. In Warsaw, the price is €5,397 and it ranks 70th, whilst in Bratislava it is €5,338 and 71st.
The most expensive property in Europe is found in Swiss cities, where prices in the centre range from 13,000 to 28,000 euros per square metre.
At the same time, Ukrainian cities remain among the cheapest. The top five most affordable cities include Odesa, with a price of €1,334 per square metre, and Dnipro and Kharkiv, where the figure stands at €949. Lviv ranks 215th with a price of €1,742 per square metre.
In the global cost-of-living ranking of 479 cities, Ukrainian cities are also at the bottom of the list. Kyiv ranks 412th, Odesa 429th, and Lviv 430th.
Swiss cities remain at the top of the ranking, notably Zurich, Geneva, Basel, Lausanne, Lugano and Bern, as well as New York, Reykjavík, Honolulu and San Francisco.
