Despite rising prices per square meter, buying a home in Kyiv has become easier due to increased salaries. According to updated data, it takes an average of 7.7 years to save up for a one-room apartment.

There are noticeable changes in the capital's real estate market: the level of housing affordability has increased, although apartment prices continue to rise. As ThePublic.info reports, citing analytical data from the LUN platform, the average number of years required to purchase an apartment when saving the entire salary has decreased across all categories.

How prices have changed over the year

Over the past 12 months, the average price of housing in Kyiv on the secondary market has increased by 7–10%:

  • one-room — +10%, the current approximate cost is $66,000;

  • two-room — +7.4%, average price — $105,000;

  • three-room — +9.5%, approximately $150,000.

Despite this, buyers need fewer years of salary than last year. This means that housing has become more accessible, not more expensive — thanks to salary increases.

How many years of work are needed to buy an apartment

According to analysts' calculations:

  • 1-room — 7.7 years (last year — 8.3 years);

  • 2-room — 12 years (last year — 13.2 years);

  • 3-room — 17.6 years (last year — 19 years).

On average, housing affordability in the capital has increased by 7–10%.

Who will save up faster

The greatest opportunity to purchase housing is among workers in manual professions. According to salary monitoring data, auto mechanics and tilers earn about 52,500 UAH per month. In such a case, it would take 4.4 years to save up for a one-room apartment if the entire income was set aside.

Who will have to wait longer

The least likely to be able to buy their own housing are employees with the lowest salaries:

  • cleaners — 13.4 years;

  • security guards — 10.5 years;

  • nannies — 10.1 years.

Specialists explain that this method of calculation is conditional, as few people save their entire salary. However, it is in years that the real accessibility of housing for different professions is best visualized.
