На заході України зростають ціни на оренду житла
This is according to an analysis by a specialist property search portal.
In western Ukraine, prices for long-term rentals have risen over the past year.
At the same time, the number of available flats is falling, whilst demand remains high or is rising. This intensifies competition among tenants and makes finding accommodation more difficult.
Uzhhorod remains the most dynamic and one of the most expensive markets. It is there that prices for all types of flats have risen the most.
One-bedroom flats in Uzhhorod have risen in price to 21,551 UAH per month. This is 26% more than last year.
By comparison, the average rent for a one-bedroom flat in Lviv is 18,500 UAH, and in Ivano-Frankivsk – 15,387 UAH.
The cost of two-bedroom flats has risen most significantly in Uzhhorod.
The average rent for such accommodation has reached 30,338 UAH per month. The annual increase was 46%, which is the highest figure among all the cities surveyed.
Three-bedroom flats in Uzhhorod have also become more expensive – up to 30,704 UAH. The increase stands at 23%.
Ivano-Frankivsk remains among the leaders in terms of price increases.
One-bedroom flats here have risen in price by 23% – to 15,387 UAH.
Two-bedroom flats in Ivano-Frankivsk have risen in price to 17,351 UAH, which is 19% more than last year.
Three-room flats cost an average of 20,000 UAH. Their price has risen by 28%.
In Lviv, traditionally considered one of the country’s most expensive cities for rent, the increase was more moderate but stable.
One-bedroom flats in Lviv have risen in price to 18,500 UAH, or by 9%.
Two-bedroom flats cost an average of 21,807 UAH. Their price has risen by 11%.
Three-room flats in Lviv have risen in price to 27,971 UAH, which is 23% more than last year.
A significant increase was also recorded in Ternopil.
Two-bedroom flats there have risen in price to 13,500 UAH, or by 16%.
Three-room flats in Ternopil cost 15,000 UAH. The increase amounts to 20%.
Prices rose most slowly in Rivne and Chernivtsi.
For one-bedroom flats in these cities, the increase was only 4%.
In Rivne, a one-bedroom flat costs an average of 12,000 UAH.
A three-room flat in Rivne remained at 13,000 UAH. This is the only city in the study where the price of three-room accommodation did not rise.
In Lutsk, the situation was also relatively stable.
In particular, the cost of two-room flats remained unchanged at 14,000 UAH.
Alongside rising prices, the market has faced a reduction in the number of available properties.
A particularly sharp drop in supply was recorded in Uzhhorod.
The number of listings for one-bedroom flats there fell by 58%.
In effect, this means that the market has lost almost half of the available housing in this segment.
A similar situation is observed in the market for two-bedroom flats.
The supply has fallen most sharply in Khmelnytskyi and Uzhhorod.
In the three-room flat segment, a decrease in supply was recorded in seven out of eight cities.
The only exception was Lutsk, where the number of rental listings for one-bedroom and three-bedroom flats, on the contrary, increased.
A smaller number of flats, coupled with stable or growing demand, intensifies competition among tenants.
This is most noticeable in Uzhhorod.
There, the number of responses to adverts for one-bedroom flats rose by 143%.
For three-bedroom flats in Uzhhorod, the number of responses increased by 173%.
Khmelnytskyi has become the leader in demand for two- and three-bedroom properties.
Meanwhile, the opposite trend was observed in Lutsk: demand for one-bedroom flats fell by 16%.
If current trends continue, the rental market in western Ukraine will remain one of the most competitive segments of the property market.
