Prices have quadrupled: which Ukrainian cities have seen the biggest rise in the cost of smart flats?

In which regions have rents risen the most?
According to analysts, compared with May 2021, the median rent for flats measuring 20–30 square metres has risen in all regional centres across Ukraine.
Prices rose the most in the west of the country. Ivano-Frankivsk topped the list, with rents rising by 217% to 9,500 hryvnias per month. Uzhhorod came second, with a 175% increase to 11,000 hryvnias.
Significant increases were also recorded in:
- Ternopil – up 167%, to 8,000 hryvnias;
- Chernivtsi – up 152%, to 8,800 hryvnias;
- Lviv – up 138%, to 13,000 hryvnias;
- Lutsk and Rivne – by 100 per cent, to 9,000 hryvnias.
In Kyiv, rents for compact flats have risen by 60% and now average 12,000 hryvnias per month.
Demand for micro-flats is rising rapidly
Along with prices, tenants’ interest has also risen. The number of responses to rental adverts for such flats has increased most significantly in:
- Uzhhorod (+263%);
- Poltava (+230%);
- Zhytomyr (+122%);
- Lviv (+84%);
- Ternopil (+72%).
At the same time, a decline in demand was recorded only in Dnipro (-25%) and Kherson (-98%).
The trend is similar in the residential property market – small flats have become significantly more expensive. The sharpest rise was recorded in Ivano-Frankivsk, where the median price quadrupled to 1.7 million hryvnias.
Prices have also risen significantly for flats in:
- Lutsk – over 1.8 million hryvnias;
- Rivne – around 1.7 million hryvnias;
- Lviv – 2.4 million hryvnias (the highest price in Ukraine);
- Ternopil – 1.4 million hryvnias;
- Khmelnytskyi – 1.4 million hryvnias;
- Uzhhorod – 1.5 million hryvnias;
- Chernivtsi – 1.5 million hryvnias.
In Kyiv, the median price of such flats is around 1.8 million hryvnias, which is 74 per cent higher than before the start of the full-scale war.
Where Ukrainians most often buy small flats
Demand for buying compact homes has grown significantly more slowly than demand for renting. The greatest interest from buyers is seen in the western regions:
- Uzhhorod (+145%);
- Ternopil (+143%);
- Ivano-Frankivsk (+89%);
- Chernivtsi (+75%);
- Lviv (+72%).
In other cities, demand either remained at 2021 levels or changed only slightly.
Analysts note that small flats remain one of the most popular types of rental accommodation today. At the same time, when buying, Ukrainians tend to prefer larger properties.
